March 2026 Ontario Real Estate Intelligence Report

What the March 2026 Data Actually Tells Ontario Buyers and Sellers

Lead Strategist Nik Thakkar (CallNik247) • Halton • Peel • Hamilton-Waterloo • Data-driven. No fluff. Just the moves that matter.

The Global Macro-View

BoC Overnight Rate held steady at 2.75%. Markets priced in a 25 bps cut for April, but Governor Macklem’s “data-dependent patience” kept the doves grounded. Inflation printed at a clean 2.1% headline CPI. Energy prices stable, supply chains normalized.

Bottom line for GTA buyers: construction costs up ~4% YoY (steel + labour still tight), but lower borrowing costs are unlocking real demand. Sentiment is at a 14-month high. Spring 2026 is the soft-landing market we’ve all been waiting for.

Luxury remains cash-king. Entry-level buyers ($700k–$900k) finally have breathing room. Move-up buyers are negotiating hard on dates and concessions.

Sector Spotlight: 2026 Inventory Divide & $1.5M Insured Mortgage Cap

Condo vs Freehold Reality Check
Condo inventory across the GTA is running 28% above 2025 levels. Freehold (detached + townhouse) inventory is still razor-thin at 1.8 months in Halton/Peel.

The $1.5M insured mortgage cap (effective Jan 1, 2026) is biting hard. Anything north of $1.5M now requires 20% down for CMHC insurance. Result? Luxury freehold segments in Oakville, Burlington and Milton are seeing longer days-on-market and more realistic pricing.

Peer-to-peer translation: If your client is eyeing anything above $1.5M, they’d better have the equity or the cash. The insured-mortgage party is officially over for the upper end.
